Wine House Residential Quarter Commissioned

Wine HouseHals-Development has obtained a commissioning permit for the elite Wine House Residential Quarter on Sadovnicheskaya Street. The project has been built at the site of the former winery of the Pyotr Smirnov Partnership and includes individual buildings with a total area of 54,000 sq m, accommodating 176 apartments and an underground parking garage with 420 parking spaces. The architectural design was developed by the Creative Production Union Reserve and the Architectural Bureau SPEECH. The jewel of the complex is its 19th century building listed as regional cultural heritage that accommodates loft apartment suites.

“The Wine House Residential Quarter has become an architectural centerpiece of the Zamoskvorechye district. In varying-style buildings, we have created classic family residences and impressive loft apartment suites, which have been highly appreciated by our buyers and by the real estate market. By the end of the year we expect to finish construction of the residential tower of the Multipurpose Complex IQ-Quarter in Moscow-City, bringing the total area of all real estate commissioned in 2016 to 500,000 sq m,” comments Sergey Kalinin, President of Hals-Development.

The façades designed by CPU Reserve and SPEECH are distinguished by their unique styles. The houses designed by CPU Reserve have an austere appearance with accented proportioning of façade articulation and contrasting stone and glass surfaces. The façades developed by SPEECH are more ornate and extensively feature reliefs with geometric and stylized floral ornaments.

A unique offer of the Wine House Residential Quarter is the ground-floor apartments with front gardens and top-floor apartments with open terraces. As of today, 90% of real estate in the residential complex has been sold.

The Wine House implements an original development project that centers around its unique location on Balchug island. The inner territory of the Quarter is paved with gray granite, likening it to the sea surface. Standing in the middle of the courtyard is a fountain integrated in the multilevel architecture and landscape composition with flowerbeds, wooden benches and ship-themed hardscaping elements.

The elite Wine House Residential Quarter was named the winner of the 6th annual RREF Awards in 2015 in the Elite Housing category. Restoration of the Quarter’s heritage building of the Vodka Distillery Partnership of P. A. Smirnov in Moscow, designed by the architect N. A. Voskresensky and constructed in 1888-1889, received praise from experts at the 2015 Moscow Restoration competition and the Best 2016 Investment and Construction Project competition.
